Creeks is the new residential community by Elsewhere Developments, part of Mohamed Megahed Group (MMG), at the entrance to Alexandria on the Cairo–Alexandria Desert Road, opposite Carrefour City Centre Alexandria and facing Sawary. Launched in August 2026, it spans about 233 feddans, and buildings cover only about 18% of the land, which makes it one of the lowest-density communities in the city.

Water shapes the whole master plan. About 73 feddans of lakes, canals and small islands run through Creeks, so most homes look onto the water, alongside an internal corniche of about 3 km, walking and cycling paths and landscaped gardens. The community is divided into 10 gated residential zones, and its residential collection includes six neighbourhoods: Islands by Creeks, Gardens by Creeks, Canal Walk by Creeks, Riverside Residence, Grand Residence and The Club Residence.

Villas make up about 85% of Creeks: townhouses, twin houses, standalone villas and signature villas, delivered semi-finished, alongside fully finished apartments and family houses. A sports club, an international school, and commercial and dining areas are planned inside the community, and Elsewhere is targeting handover within about 3 years.
